Welcome to your new home! We value our tenants and believe a clear understanding of
rules, responsibilities, and expectations creates a positive landlord-tenant relationship. This
document combines the Rules and Regulations Addendum and the Tenant Move-Out Charge
List into one concise guide for your reference.

1. Agency

Bingham Realty, Inc. represents and is acting as Agent for the Owner of the Property. This
means that we can bind the owner by contract, but it also means that we are bound to
always act in the Owner’s best interest. We cannot guarantee that the owner will perform
his/her obligation under the lease. Bingham Realty, Inc. does not represent you as the
tenant in any capacity.

2. Acceptance of Property
Tenant accepts the property in its current condition (AS-IS), except for any issues materially
affecting health or safety. Cosmetic repairs or upgrades will not be completed unless agreed
to in writing.

3. Maintenance Responsibilities
Tenants must maintain the property in a clean and sanitary condition. This includes routine
cleaning, changing A/C filters monthly, replacing light bulbs, and reporting all leaks or
damages promptly. Failure to do so may result in tenant liability for repairs.

Key Maintenance Guidelines:
– Change A/C filters monthly to avoid system damage. This will be done during pest control
for Oak Run, The Landings, Garden Villas & The Regency apartment complexes.
– Professionally clean carpets and floors as needed; steam cleaning only.
– Replace burned-out light bulbs using correct wattage.
– Maintain yard and exterior areas regularly. This will be by our landscaper for Oak Run, The
Landings, Garden Villas & The Regency apartment complexes
– Keep all appliances clean and in working condition.

4. Rent Payments and Late Fees
Rent is due on or before the 1st of each month. Payments not received by 11:59 p.m. on the
4th are considered late and subject to a late fee as defined in the lease. Payments can be
made via the Tenant Portal or approved electronic methods; Cash is not accepted by our
office. It must be paid to an approved processor, details are on the cash pay slip in the
tenant portal.

5. Move-In and Move-Out Procedures
Move-in inspections will document the property’s condition. Tenants will receive a copy for
their records. At move-out, utilities must remain on until the inspection is complete. The
property must be fully vacated, cleaned, and all keys and remotes returned. Failure to
comply may result in charges or forfeiture of deposit.

Move-Out Requirements:
– Remove all personal items and trash.
– Professionally clean all carpets and tile; provide receipt.
– Clean all appliances inside and out.
– Wipe walls, baseboards, and fixtures; replace light bulbs.
– Ensure the yard and exterior are in good condition.

6. Move-Out Condition and Charges
Below is a summary of standard charges that may be deducted from your security deposit.
These amounts are estimates; actual costs are based on invoices and labor required.

Note: All charges are approximate and subject to change based on vendor rates, materials,
and time. Per Florida Statute §83.49, deductions will be itemized if applied to the tenant’s
deposit.

7. Service Fees and Violations
The following service fees may apply:
– Missed inspection or maintenance appointment: $75
– Re-inspection for lease violations: $50
– Lockout after hours: $75, if maintenance is available/otherwise responsible for locksmith
– Unauthorized pets: $250 initial + $25/day per pet
– Failure to maintain yard or replace A/C filters: cost of correction

8. Pets and Unauthorized Occupants
All pets must be approved in writing by management. Unauthorized pets are subject to fines
and potential eviction. Occupants not listed on the lease who reside for more than 14 days
must complete an application and be approved.

9. Emergency and Non-Emergency Repairs
Emergency repairs include issues threatening life, health, or property (e.g., flooding, gas
leak, major electrical issue). All other repairs are considered non-emergency and will be
handled during normal business hours. Report maintenance through the Tenant Portal or
Maintenance Hotline (813-774-4132).

10. Agency
The tenants Security Deposit cannot be used to pay the last months rent. The Management
Company can apply the Security Deposit to the last months rent at its discretion
